The best way to maximize the sales price of your home is to participate in our Certified Pre-Owned Home Program.  The Certified Pre-Owned Home Program removes the roadblocks and doubts a buyer might have when purchasing your home.  It creates the "peace of mind" buyers need to move forward and to pay more. We begin with a pre-list home inspection.  We know 95% of buyers will have a home inspection completed once you agree on a price.  That inspection will find defects and needed repairs, many of which you were unaware of.  The buyer will utilize these repairs to renegotiate a lower price or, worse, cancel the sale. Providing a copy of the inspection to a buyer might result in the buyer waiving their inspection.  Car dealers use the 175 point inspection to comfort the buyer.

Repairing items disclosed in an inspection will allow you to present your home in its best light to the buyer. In addition, a buyer will overestimate the cost of a repair by 50 to 100%, which is money directly out of your pocket

 
 

We then obtain a 3rd party independent appraisal.  An appraisal allows you to know what the buyer's appraiser will likely find. If you feel this is high, your can share this with a buyer and perhaps accept less.  If it is low, you can keep it to yourself and use it as a benchmark to compare buyers' offers. In today's red hot seller's market, it is not uncommon for a buyer to offer well above appraisal, only to renegotiate the price later in the transaction. The fourth pillar is a home buyer warranty.  You can agree to buy a one, two, or three-year home warranty.  This action puts the buyer at ease. They will pay more because they know if something breaks, they will not face a significant repair bill.  This is not unlike an extended warranty on a car.

 

Did you know that US News and World Report found that a Certified Pre-owned Car sells for 17.5% more than an equivalent Non-Certified Car?  We will not get that kind of price boost, but a few percent is big money when talking about a sales price in the hundreds of thousands of dollars.
